A study on demographic transition and its implications on housing is relevant for the country given that the housing market has been a major driver of the economy and in the transformation of both rural and urban landscapes, specifically in the past two decades. There is also an observed gap between government programs and the housing aspirations and expectations of Filipino households. We observed a “marketization” of the housing problem and housing aspirations being defined by the market as a one-sized fits all (Ortega 2013).
This study is undertaken to understand how the second demographic transition is affecting housing consumption in the country. While there are similar studies in other countries, there is a dearth of such studies in the Philippines and so far, none that applied a longitudinal analysis.
General Objective: To examine how demographic transition affect housing consumption
Specific Objectives:
a. Determine changes in household formation
b. Determine housing characteristics and tenure choice by types of household and by age and gender of household head
c. Determine differences in housing consumption based on household wealth.
d. Determine spatial differences in housing consumption among types of households.
